Routine Inspections
When completing routine inspections, we take a number of photos and comment on the cleanliness and tidiness of the property along with any damage or maintenance requirements.
We will complete a routine inspection at your property roughly every 17 weeks. Some common areas that we look at are:
Stoves and cooktops
Shower screens and tiles
Exhaust fans and air con filters
Stains on damage on carpet
Signs of leaks
Signs of mould
Maintenance & Repairs
Tenants are required to notify us immediately of any maintenance. We will then advise you of the issues. Depending on our agreement, we will organise for the works to be completed or a quote to be provided if the work will be over the agreed maintenance spend limit.
If we deem that a maintenance issue has been caused by the tenants, we will arrange for them to pay the invoice. Otherwise, all general maintenance is payable by the owner. Some of the most common maintenance issues we encounter are:
Dishwasher malfunctions
Clothes dryers not drying sufficiently
Downlights requiring replacement
Loose bathroom fittings
Leasing Process
At Property Solutions Place, we thoroughly screen every prospective tenant. We ensure that all checks are completed and verify all references and employment details.
In order to find the highest quality tenants, we follow a strict Tenant Selection Process. This includes:
Verification of identity
Verification of employment details
Collection of payslips and bank statements
Calculation of rent affordability
Reference checks from employer
Reference checks from current and previous property managers
Personal reference check
Emergency contact check
Tenant TICA search
VISA status check (if applicable)
Important Information
As the owner, you are responsible for the following charges. As your Proper ty Manager, we are able to pay these from your rental funds.
Queensland Urban Utilities (QUU) - You will receive an invoice from QUU each quarter. This invoice includes the following charges:
Water Service - Water network maintenance charge
Sewerage Service - Sewerage removal and treatment charge
State Bulk Water & Tier 1 Consumption - Water consumption reimbursed by your tenant
Brisbane City Council Rates - Each quarter you will receive an invoice from BCC for the rates on your investment property. BCC calculate these rates based on land valuations and rating categories.
Body Corporate Levies - The Body Corporate will invoice you every quarter. These charges go towards the insurance levy, sinking fund and building maintenance.
Building Management
In 15 years of successfully managing the entire property management portfolio of Property Solutions Place, we have established and refined industry-leading processes and systems to effectively manage our buildings including:
Establishing and implementing building procedures & policies
Liasing with, and periodically reporting to body corporates
Building inspections and audits, including grounds and equipment
Plan, schedule and coordinate maintenance and repairs
Maintain close relations with buildings during the defect liability period
